Q. What is “Phase II” ?
A. Phase II is the addition of six 2-bedroom units to Northern Lights Villa.
Q. What is the scope of this project?
A. Besides the addition of six assisted living units, the project includes a large multipurpose room that can be used for a variety of things. It also includes office space, which was not included in Phase I. The units will surround the present courtyard providing an indoor continuous walkway and an enclosed outdoor area for the enjoyment and convenience of our residents.
Q. Why is Phase II necessary?
A. There is an increased demand for affordable assisted living in our community. Phase II will allow more of our senior population to maintain and enjoy independence until transitioning to dependent care is necessary.
Q. Why do this project now?
A. The demand construction costs are favorable at this time. We have several potential residents on our waiting list.
Q. When will construction begin?
A. October 2010.
Q. What is the cost of this project?
A. The project will cost $750,000.
Q. How will the project be financed?
A. We have a $150,000 lead gift and a gracious offer from First National Bank, the lead lender, and Farmers State Bank to provide the remaining $600,000 loan needed for construction to begin. The bank loan contains a stipulation that we secure an additional $200,000 in gifts so our permanent loan will not exceed $400,000. The BND will be involved in the flex-based permanent loan allowing affordable financing .

A. The Foundation will ask the community to provide $200,000 towards construction of the project.

A. Contributions reduce the debt service and allow us to keep our rental rates as low as we possibly can. It is our goal to provide affordable care and contributions make it possible for us to do that.

THE SOLICITATION
Q. How will contributions be solicited?
A. An appeal to the community will be made through local media, our Foundation newsletter, and personal letter.
Q. Will a fundraising campaign be launched?
A. Only if necessary. We prefer to use your entire contribution towards construction costs and reducing debt rather than in campaign costs.
Q. I contributed to Phase I. Why should I contribute again?
A. We are very thankful for your past contribution which brought assisted living to the community. We hope we can call upon your generosity once again to meet the demands of the community.
Q. Will my gift be recognized?
A. Your gift will be recognized. If you gave to our Phase I campaign, your gifts will be combined and recognized according to your wishes. If you prefer, no recognition will be given.
